How the projection is calculated

2026 projection = 2025 average residential bill x (1 + average annual % change 2020-2025). Average annual % change = arithmetic mean of the five year-over-year changes (2021/2020, 2022/2021, 2023/2022, 2024/2023, 2025/2024). Inputs (NJ Division of Taxation average residential tax bills): 2020 $8,458, 2021 $8,403, 2022 $8,405, 2023 $8,582, 2024 $9,317, 2025 $9,531. Year-over-year changes: 2021 -0.6503%, 2022 +0.0238%, 2023 +2.1059%, 2024 +8.5644%, 2025 +2.2969%. Average = 2.4681%. Projection = $9,531 x (1 + 0.024681) = $9,766.24, rounded to $9,766. Not a certified or published 2026 bill; NJ has not set a 2026 rate.
