Methodology and sources

Where each number comes from, how the calculations work, and how estimates are labeled.

What every number carries

  • A link to the page it came from, shown as Source.
  • A date: the month it was updated, the tax year it covers, or for schools the school year and when it was published.
  • A status. Published figures are copied from the source. Estimates carry an Estimate tag and list their inputs. A figure that is not available is left out rather than guessed.

How we calculate

  • Mortgage payment. Loan = price × (1 − down payment). Monthly payment = loan × r ÷ (1 − (1 + r)−n), where r is the annual rate divided by 12 and n is the number of months. Assumptions: 7.24% 30-year fixed rate (Freddie Mac Primary Mortgage Market Survey (PMMS), Updated October 2026), 20% down payment, 30-year term.
  • Property tax per month. Home price × the 2025 effective tax rate (tax as a percent of market value) ÷ 12. The effective rate comes from the NJ Division of Taxation. A home's own bill depends on its assessment.
  • Monthly cost estimate. Mortgage payment + monthly property tax + the NJ Transit adult monthly pass to NY Penn. The mortgage payment is the monthly mortgage in the data, worked out from the 2025 GSMLS median single-family sale price (principal and interest only; excludes taxes and insurance), and the property tax is that same median price times the 2025 effective tax rate. Insurance, utilities, maintenance and HOA fees are not included.
  • 2024 to 2025 change. Computed from the two published rate splits: the 2025 value minus the 2024 value, per $100 assessed.
  • Rankings and ranges. The low and high figures on hub pages are the smallest and largest values among the towns shown, and name the town.

Map boundaries

The home page map draws New Jersey's 564 municipalities from the NJ Office of GIS (NJOGIS) municipal boundaries layer, simplified for the web. It shows where towns are. It is not a survey and does not show legal boundaries. Source and license.
