How the projection is calculated

2026 projection = 2025 average residential bill x (1 + average annual % change 2020-2025). Average annual % change = arithmetic mean of the five year-over-year changes (2021/2020, 2022/2021, 2023/2022, 2024/2023, 2025/2024). Inputs (NJ Division of Taxation average residential tax bills): 2020 $10,495, 2021 $10,797, 2022 $11,044, 2023 $11,371, 2024 $11,387, 2025 $11,247. Year-over-year changes: 2021 +2.8776%, 2022 +2.2877%, 2023 +2.9609%, 2024 +0.1407%, 2025 -1.2295%. Average = 1.4075%. Projection = $11,247 x (1 + 0.014075) = $11,405.30, rounded to $11,405. Not a certified or published 2026 bill; NJ has not set a 2026 rate.
