How the projection is calculated

2026 projection = 2025 average residential bill x (1 + average annual % change 2020-2025). Average annual % change = arithmetic mean of the five year-over-year changes (2021/2020, 2022/2021, 2023/2022, 2024/2023, 2025/2024). Inputs (NJ Division of Taxation average residential tax bills): 2020 $9,241, 2021 $9,323, 2022 $9,476, 2023 $9,752, 2024 $10,141, 2025 $10,435. Year-over-year changes: 2021 +0.8873%, 2022 +1.6411%, 2023 +2.9126%, 2024 +3.9889%, 2025 +2.8991%. Average = 2.4658%. Projection = $10,435 x (1 + 0.024658) = $10,692.31, rounded to $10,692. Not a certified or published 2026 bill; NJ has not set a 2026 rate.
