Statewide data v1.0.2, updated Nov 1, 2026.

How the estimate works

  • Assessed value. Tax = assessed value × the town's 2025 general tax rate (dollars per $100 of assessed value, divided by 100).
  • Home price. Tax = price × the town's equalization ratio × its 2025 general tax rate. We use the equalization ratio 2025, from the Table of Equalized Valuations certified Oct 1, 2024 for tax year 2025, because it matches the year of the rates. NJ also posts a ratio labeled “2025 TEV” (certified Oct 1, 2025) that applies to tax year 2026; we do not use it because the 2026 rates are not out yet. If a town had no ratio, we would use the published effective tax rate instead and say so under the result.
  • 2026. Every figure here uses the 2025 tax year.
  • Missing data. If a town's rate is not in the data, that mode is switched off for the town. A town with no average bill still gets an estimate, without the town average. We never fill in a rate.
  • Estimate. The result is an estimate, not a bill. Your actual tax depends on your home's assessment, exemptions and the rates certified for the year.
